Frequently Asked Questions

How does online bidding benefit the buyer?
A few different ways, first it gives the buyer time to go back through to re-confirm value before raising the bid again. The buyer knows what the other offers are unlike traditional real estate transactions.

Buyer is comfortable we price because there will be at least one buyer maybe more bidding against them. Buyer can bid from any computer with internet access.
How does online bidding benefit the seller?
The number one benefit, More buyers bidding on their property, always the best scenario for sellers.
Reserve Auction or Absolute Auction, what's the difference?
Reserve auction allows the seller to put in minimum amount that they will accept for their property. The buyer only knows there is a reserve amount, they do not know what it is. Absolute Auction commits the seller to selling to the highest bidder know matter what the amount is. Absolute Auctions will in many cases bring the seller a higher sales price because it tends to entice more buyer to bid on the property.
Is there any costs or commission to the seller?
There is 0% commission paid by the seller. T.C. Real Estate Auctions does charge a one time marketing fee of $1500.00 to 1.5% depending on the property. We also highly suggest that the seller have their home pre-inspected prior to the marketing campaign. This will increase buyer participation and take away inspection contingencies.
Is there a cost to the buyer?
The winning bid will have a 8% buyer premium added to it.
Why does the buyer pay the commission?
The buyer pays the commission in a traditional real estate transaction as well. The price the buyer pays in a traditional real estate transaction has the commission already added on to it, so ultimately the buyer is paying the commission. It's perceived that the seller is paying the commission because it shows up on the seller's side of the closing statement as a cost to the seller.
What's the least amount I can raise the highest bid?
$500.00
What's the next step after I win the auction?
